Terms of Service

Effective July 19, 2026. These terms are a contract between you and FinancialVault LLC.
The short version: we help you figure out whether you can cancel your PMI and give you the paperwork to ask for it. We are not your lawyer, not your lender, and not your mortgage servicer. Our numbers are estimates — your servicer's valuation is what decides the outcome. We can't guarantee your PMI gets cancelled.
Required disclosure. FinancialVault LLC is not associated with the government, and our service is not approved by the government or by your lender or mortgage servicer. Even if you use our service, your lender or servicer may not agree to cancel your mortgage insurance. You can request cancellation from your servicer yourself, free of charge, without using our service.

1. Who we are

FinancialVault is operated by FinancialVault LLC ("we," "us"). By using the site or buying anything from us, you agree to these terms. If you don't agree, don't use the service.

2. What the service is

We provide (a) a free eligibility calculator that applies the Homeowners Protection Act (12 U.S.C. §4901 et seq.) and published GSE servicing guidelines to numbers you give us, (b) the Removal Kit, a set of self-help documents and instructions you send to your own servicer, and (c) PMI Watch, an optional monthly monitoring subscription that re-checks your home's estimated value and alerts you when you appear to qualify.

3. What the service is not

We are not a law firm and do not provide legal advice. Nothing here creates an attorney-client relationship. Our documents are self-help templates you complete and submit yourself. If you need legal advice about your mortgage, consult a licensed attorney in your state.

We are not a lender, mortgage servicer, mortgage broker, credit repair organization, or debt relief service, and we are not affiliated with, endorsed by, or acting on behalf of any servicer named on this site. Servicer names are used only to identify their published procedures.

We do not contact your servicer for you and we do not negotiate on your behalf. You send your own correspondence and remain responsible for what you submit.

4. Availability

Our service is self-help document preparation and information, offered to homeowners in the United States. We may decline service, limit availability, or discontinue features at any time. Nothing on this site is an offer or solicitation in any jurisdiction where such an offer would be unlawful.

5. Estimates are estimates

Our eligibility results depend entirely on the accuracy of the information you enter and on automated valuation model (AVM) data licensed from third parties. AVM estimates are statistical approximations and can differ materially from an appraisal.

Your servicer's broker price opinion or appraisal — not our estimate — determines whether your PMI is cancelled. We do not guarantee that you qualify, that your servicer will agree, or that your PMI will be removed. We also don't guarantee any particular amount or timing of savings.

Any figures shown for costs, savings, or timelines are illustrative and for educational purposes only. They are not an offer, promise, or guarantee.

6. Your responsibilities

You agree to provide accurate information, to review every document before you send it, and to verify addresses and requirements against your current mortgage statement. You are responsible for any fees your servicer charges, including valuation fees. You may use our documents for your own property only — not to resell or provide services to others.

7. Payment, and the Removal Kit

The Removal Kit is a one-time purchase of $149. Payment is processed by Stripe; we never receive or store your full card number. Access is granted to your account once payment is confirmed.

8. PMI Watch subscription and automatic renewal

PMI Watch is a recurring subscription that automatically renews. By subscribing you authorize us, through Stripe, to charge your payment method $9 per month until you cancel. There is no minimum term.

You may cancel at any time by emailing support@financialvault.com. Cancellation stops future charges; your monitoring remains active through the end of the billing period you've already paid for. Most members cancel the month they qualify — that is the intended outcome, not a problem.

We may change the subscription price on notice to you; changes apply only to billing periods after the notice.

10. Electronic communications

By creating an account or contacting us, you consent to receive communications from us electronically. We sign you in and communicate with you by email. You agree that agreements, notices, disclosures, and other communications we provide electronically satisfy any legal requirement that they be in writing.

We do not currently send text messages. If we add SMS notifications, we will obtain your separate express consent first, and you will be able to opt out at any time.

11. Intellectual property

The site, its content, and our document templates are owned by FinancialVault LLC. When you purchase the Removal Kit, you get a personal, non-transferable license to use the generated documents for your own mortgage. You may not republish, resell, or distribute our templates.

You may not reverse engineer, decompile, disassemble, scrape, or otherwise attempt to derive the source code, calculation logic, or trade secrets underlying the service, in particular for the purpose of creating a competing product.

12. Third-party sites and information

We link to government sources, investor servicing guides, and servicer websites for your convenience. We don't control those sites and aren't responsible for their content or availability, and a link isn't an endorsement. Servicer addresses, phone numbers, and procedures change — always verify against your current mortgage statement before sending correspondence.

13. Fair housing

FinancialVault LLC conducts business in accordance with applicable federal, state, and local fair housing laws, and provides equal service to all persons regardless of race, color, religion, sex, disability, familial status, national origin, or any other protected class.

14. Disclaimer of warranties

The service is provided "as is" and "as available," without warranties of any kind, express or implied, including merchantability, fitness for a particular purpose, title, and non-infringement. We do not warrant that the service will be uninterrupted, error-free, or that third-party valuation data will be accurate, complete, or timely.

15. Limitation of liability

To the fullest extent permitted by law, FinancialVault LLC will not be liable for indirect, incidental, special, consequential, or punitive damages, or for lost savings, lost profits, or amounts you could have saved had PMI been cancelled sooner. Our total liability for any claim relating to the service is limited to the amount you paid us in the twelve months before the claim.

Some jurisdictions do not allow certain limitations, so parts of this section may not apply to you.

16. Indemnification

You agree to indemnify and hold FinancialVault LLC harmless from claims, damages, losses, and expenses arising out of information you submitted, documents you sent to third parties, or your violation of these terms or applicable law.

17. Accounts

We sign you in with a link sent to your email address. You are responsible for the security of your email account. Tell us promptly at support@financialvault.com if you believe your account has been accessed without your permission. We may suspend accounts used for fraud, abuse, or unlawful purposes.

18. Changes to these terms

We may update these terms. Material changes will be posted here with a new effective date, and where required we'll notify you by email. Continuing to use the service after changes take effect means you accept them.

19. Governing law and disputes

These terms are governed by the laws of the State of California, without regard to its conflict-of-laws rules. You and FinancialVault LLC agree to the exclusive jurisdiction of the state and federal courts located in California for any dispute not resolved informally. Nothing here prevents either party from seeking relief in small claims court, and nothing in these terms waives any right you have under California consumer protection law that cannot be waived.

20. General

These terms, together with our Privacy Policy and Refund Policy, are the entire agreement between you and us regarding the service, and supersede prior communications. Nothing here creates an agency, partnership, or joint venture. Our failure to enforce a provision isn't a waiver of it. If any provision is found unenforceable, the rest remain in force and that provision will be interpreted to reflect its original intent as closely as the law allows.

Consumer protection note: the Homeowners Protection Act gives you rights you can exercise entirely on your own, at no cost, by contacting your servicer directly.
