How to remove PMI from a PennyMac mortgage

PennyMac routes PMI deletion requests through its Secure Message Center — but the written record is still what protects you if they stall.
Short answer: the fastest route is a PMI deletion request through your PennyMac account's Secure Message Center. You can also call 1-800-777-4001, or write to PennyMac Loan Services, LLC, Attn: Correspondence Unit, P.O. Box 514387, Los Angeles, CA 90051-4387. Whichever you use, keep a written copy — the paper trail is what the 30-day statutory clock hangs on.

What PennyMac checks

PennyMac applies the standard framework: loan-to-value against the applicable threshold, a current loan with a clean recent payment history, and owner-occupancy for the best terms. For borrower-requested cancellation on original value, that's 80% LTV. For cancellation based on today's value, the GSE seasoning matrix applies — 75% LTV if your loan is two to five years old, 80% if it's older than five years.

Payment history matters and is checked: no 30-day late in the past twelve months, and no 60-day late in the past twenty-four.

Step by step

Start by confirming your numbers with our calculator, so you know which threshold you're arguing and whether you're actually past it. Requesting early wastes a valuation fee.

Then submit through the Secure Message Center in your online account. This is PennyMac's preferred intake and it timestamps your request inside their system, which is useful evidence. Save a screenshot of what you sent and the date.

Follow with the same request by certified mail to the Correspondence Unit address above. This feels redundant and isn't — a mailed letter with a return receipt is the record that survives a dispute about whether and when you asked. Keep the green card.

If you're on the current-value path, PennyMac will order a BPO or appraisal. You pay the fee; they choose the vendor. Ask what the fee is before authorizing it.

Do not send correspondence to the payment address. Servicers run payment processing and correspondence through entirely separate operations, and a cancellation request that arrives at a lockbox does not get read. Verify the current correspondence address on your latest statement — addresses change.

If the valuation comes in low

A denial must state its grounds, including the valuation figure relied upon. You can dispute a BPO with better comparable sales, or request a full appraisal instead if only a broker price opinion was performed — a full appraisal includes an interior inspection, which matters if your improvements are inside the house.

If they don't respond

Thirty days is the window. If it passes with no written determination, resend by certified mail marked "SECOND REQUEST," referencing your first delivery date and tracking number, and ask for the PMI department by name when you call. If that fails, file a complaint with the CFPB at consumerfinance.gov/complaint. Servicers answer CFPB complaints because response rates are tracked and published.
